Description
Measure a property's signed measured-versus-advertised area gap.
Property bookkeeping distinguishes scheduled and collected rent, concessions, assigned common area, fee bases and calendar boundaries. A decimal index change differs from a percentage-number input, and a rent-free period needs explicit start/end conventions. Supplied scenarios do not establish market value, lawful charges, possession or enforceable lease terms.
Measure a property's signed measured-versus-advertised area gap.
When to use this tool
Use Property Measured Advertised Area Gap when you already have advertisedArea, measuredArea and need to measure a property's signed measured-versus-advertised area gap.
How to use the tool and how it works
- Enter advertisedArea, measuredArea. Use the units and conventions below.
- Run the tool. Correct any format, range, or cross-field input error before interpreting the output.
- Read signedGap. Use the output convention below.
Return measuredArea-advertisedArea in one area unit and measurement convention.1
| Input field | Meaning and units | Accepted input |
|---|---|---|
| advertisedArea | Advertised Area | Required. Finite number. |
| measuredArea | Measured Area | Required. Finite number. |
| Output field | Interpretation | Returned shape |

| signedGap | Signed Gap | Required. Finite number. |

} Limitations and assumptions
- No floor plan, survey, advertising accuracy or legal area standard is checked.
- Inputs must satisfy both the field types and the cross-field conditions above. Invalid input causes an error; a successful false flag or documented placeholder is a different result.
- Numeric calculations use binary floating point unless exact decimal-integer arithmetic is explicitly stated. No hidden measurement tolerance or decimal rounding is added; nonfinite or out-of-contract results are rejected. Numeric signed-zero results are exported as zero.
Alternative or Complementary methods
Review the lease, transaction records and stated area-measurement method for actual charges and allocations. Use a complete cash-flow or closing statement when assessing net proceeds; supplied credits, caps and fee terms are scenario components.
