Lettable Room Common Area Share

Combine explicit exclusive and assigned common areas and report their common-area share without applying a measurement standard.

Description

Calculate allocated lettable area and its assigned common-area share.

Property bookkeeping distinguishes scheduled and collected rent, concessions, assigned common area, fee bases and calendar boundaries. A decimal index change differs from a percentage-number input, and a rent-free period needs explicit start/end conventions. Supplied scenarios do not establish market value, lawful charges, possession or enforceable lease terms.

Calculate allocated lettable area and its assigned common-area share.

When to use this tool

Use Lettable Room Common Area Share when you already have roomExclusiveArea, assignedCommonArea and need to calculate allocated lettable area and its assigned common-area share.

How to use the tool and how it works

  1. Enter roomExclusiveArea, assignedCommonArea. Use the units and conventions below.
  2. Run the tool. Correct any format, range, or cross-field input error before interpreting the output.
  3. Read allocatedLettableArea, commonShare. Use the output convention below.

Require nonnegative exclusive/common areas and positive sum; return their sum and common/sum.1

Input fieldMeaning and unitsAccepted input

assignedCommonAreaAssigned Common AreaRequired. Finite number; minimum 0.

Limitations and assumptions

  • Assigned common area is a caller assumption; this does not establish a legal lettable-area method or allocation entitlement.
  • Inputs must satisfy both the field types and the cross-field conditions above. Invalid input causes an error; a successful false flag or documented placeholder is a different result.
  • Numeric calculations use binary floating point unless exact decimal-integer arithmetic is explicitly stated. No hidden measurement tolerance or decimal rounding is added; nonfinite or out-of-contract results are rejected. Numeric signed-zero results are exported as zero.

Alternative or Complementary methods

Review the lease, transaction records and stated area-measurement method for actual charges and allocations. Use a complete cash-flow or closing statement when assessing net proceeds; supplied credits, caps and fee terms are scenario components.
