Property Sale Closing Fee

Apply an explicit percentage-plus-fixed closing fee to a property sale, excluding tax and other unspecified costs.

Description

Calculate a sale closing-fee scenario and net proceeds before other costs.

Property bookkeeping distinguishes scheduled and collected rent, concessions, assigned common area, fee bases and calendar boundaries. A decimal index change differs from a percentage-number input, and a rent-free period needs explicit start/end conventions. Supplied scenarios do not establish market value, lawful charges, possession or enforceable lease terms.

Calculate a sale closing-fee scenario and net proceeds before other costs.

When to use this tool

Use Property Sale Closing Fee when you already have salePrice, feeRateFraction, fixedFee and need to calculate a sale closing-fee scenario and net proceeds before other costs.

How to use the tool and how it works

  1. Enter salePrice, feeRateFraction, fixedFee. Use the units and conventions below.
  2. Run the tool. Correct any format, range, or cross-field input error before interpreting the output.
  3. Read totalFee, netBeforeOtherCosts. Use the output convention below.

Require nonnegative sale price, fee fraction and fixed fee; total=price*fraction+fixed, net=price*(1-fraction)-fixed.1

Limitations and assumptions

  • The fee fraction is not capped at one and net may be negative; taxes, debt, other costs and applicable contracts are not selected.
  • Inputs must satisfy both the field types and the cross-field conditions above. Invalid input causes an error; a successful false flag or documented placeholder is a different result.
  • Numeric calculations use binary floating point unless exact decimal-integer arithmetic is explicitly stated. No hidden measurement tolerance or decimal rounding is added; nonfinite or out-of-contract results are rejected. Numeric signed-zero results are exported as zero.

Alternative or Complementary methods

Review the lease, transaction records and stated area-measurement method for actual charges and allocations. Use a complete cash-flow or closing statement when assessing net proceeds; supplied credits, caps and fee terms are scenario components.
