Lease Index Cap Floor Applier

Clamp an explicitly supplied lease index change between a floor and cap before applying it once to base rent. No index series or lease interpretation.

Description

Clamp a supplied lease-index change between a floor and cap.

Property bookkeeping distinguishes scheduled and collected rent, concessions, assigned common area, fee bases and calendar boundaries. A decimal index change differs from a percentage-number input, and a rent-free period needs explicit start/end conventions. Supplied scenarios do not establish market value, lawful charges, possession or enforceable lease terms.

Clamp a supplied lease-index change between a floor and cap.

When to use this tool

Use Lease Index Cap Floor Applier when you already have baseRent, rawIndexChangeFraction, floorFraction, capFraction and need to clamp a supplied lease-index change between a floor and cap.

How to use the tool and how it works

  1. Enter baseRent, rawIndexChangeFraction, floorFraction, capFraction. Use the units and conventions below.
  2. Run the tool. Correct any format, range, or cross-field input error before interpreting the output.
  3. Read appliedChangeFraction, revisedRent. Use the output convention below.

Require baseRent>=0, floorFraction>=-1 and cap>=floor. applied=max(floor,min(cap,rawChange)); revisedRent=baseRent*(1+applied).1

Input fieldMeaning and unitsAccepted input
baseRentBase RentRequired. Finite number; minimum 0.
rawIndexChangeFractionDecimal change: 0.05 means +5%; not a percentage number.Required. Finite number.
floorFractionAt least -1; prevents revisedRent falling below zero under valid inputs.Required. Finite number; minimum -1.
capFractionCap FractionRequired. Finite number.
Output fieldInterpretationReturned shape
appliedChangeFractionApplied Change FractionRequired. Finite number.
revisedRentRevised RentRequired. Finite number.

Limitations and assumptions

  • Fractions are decimal changes, not percentage points; neither a CPI series nor applicable lease rules are fetched or verified.
  • Inputs must satisfy both the field types and the cross-field conditions above. Invalid input causes an error; a successful false flag or documented placeholder is a different result.
  • Numeric calculations use binary floating point unless exact decimal-integer arithmetic is explicitly stated. No hidden measurement tolerance or decimal rounding is added; nonfinite or out-of-contract results are rejected. Numeric signed-zero results are exported as zero.

Alternative or Complementary methods

Review the lease, transaction records and stated area-measurement method for actual charges and allocations. Use a complete cash-flow or closing statement when assessing net proceeds; supplied credits, caps and fee terms are scenario components.
